Changing Utilities

If you fail to switch the necessary utilities into your name(s), you will be held liable for all reconnection fees and/or utility usage while residing in property.

There is also a $100 charge for disconnect fee charged by Newport if you fail to switch utilities upon moving into your unit.

Since 2001, Newport Managment Corp, a division of Newport Capital,  Inc., All Rights Reserved, has provided apartment and house rentals and leasing throughout the Philadelphia area.  We also have a specialty in student housing around Temple University, although have no affiliation with the school.  For owners, landlords, and condominium associations we provide full management services including maintenance, repairs, construction, legal, evictions, rent collection, and corporate structuring all throughout Pennsylvania.

Leasing Procedures


u APPLICATION: You must first fill out an application for each tenant and for any proposed co-signor.  The fee for each tenant is $50.00.  This fee must be paid before your tenancy is considered.

u CO-SIGNERS:  You may or may not be required to have a co-signer.  If your credit or income is insufficient, this may be a requirement of your tenancy.  You are NOT required to pay additional application fees for co-signors. 

u INITIAL DEPOSIT:  Once you find your place, a minimum of ONE MONTH’S DEPOSIT is due immediately.  Your unit will not be held for less and will continue to be marketed until the full amount is received.  This deposit is NON-REFUNDABLE unless your application is not accepted.

u LEASE:  The lease must be signed within 7 days or your initial deposit and application being received. All tenants and co-signers must sign the lease, we DO NOT do individual leases on rooms unless specifically noted.  Electronic signatures are acceptable.

u FIRST & LAST MONTHS RENT:  This is 30 days before they move into the property.
